Inspection Details
Executive Summary
Water testing was conducted as part of the ongoing property maintenance program to evaluate areas of potential water intrusion and assess the current condition of exterior building components. Testing focused on identified areas of concern, including roofing systems, windows, doors, and associated building-envelope interfaces.
The assessment identified several conditions requiring attention, including areas exhibiting potential water intrusion, deficiencies at exterior openings, and localized conditions that may contribute to moisture penetration. Additional observations related to drainage and surface slope were also documented where applicable. Recommendations are provided below to address the observed conditions and reduce the potential for continued water intrusion or deterioration.
Findings and Proposed Resolutions
Each finding below includes the origination point, affected area, and a step-by-step resolution plan for your builder.
Finding
Master Bedroom — North Wall
Origination Point
Failed window flashing at the upper-left corner of the master bedroom window (north elevation). The flashing has separated from the stucco substrate, creating a direct water entry channel during wind-driven rain.
Affected Area
Approximately 4 sq ft of interior drywall. Moisture meter readings: 78% (wet threshold: 20%). Active mold spores detected.

Proposed Resolution
- 1Remove and replace failed window flashing with code-compliant aluminum flashing.
- 2Apply elastomeric sealant at all window-to-stucco transitions.
- 3Replace saturated drywall section (approx. 4 sq ft).
- 4Treat framing with antimicrobial solution.
- 5Re-texture and paint to match existing finish.
Finding
Living Room — Ceiling Near Chimney Chase
Origination Point
Deteriorated chimney cap mortar and cracked crown allowing rainwater to travel down the flue chase and wick into the ceiling framing. Secondary entry point identified at the chimney-to-roof transition where counter-flashing has lifted.
Affected Area
Approximately 12 sq ft of ceiling drywall with visible water staining. Moisture meter readings: 42%. No active mold detected at time of inspection.
Timestamped photos attached
in your actual report
Proposed Resolution
- 1Re-point chimney cap mortar and apply waterproof chimney crown coat.
- 2Re-secure and re-seal lifted counter-flashing with high-temp roofing sealant.
- 3Replace stained ceiling drywall (approx. 12 sq ft).
- 4Prime and paint ceiling to match.
Finding
Garage — Side Door Threshold
Origination Point
Missing door sweep and deteriorated threshold seal at the side entry door of the garage. Surface water is pooling at the threshold and wicking under the door during heavy rain events.
Affected Area
Approximately 6 sq ft of concrete slab surface staining. No structural concern at this time.
Timestamped photos attached
in your actual report
Proposed Resolution
- 1Install new heavy-duty door sweep on side entry door.
- 2Replace threshold seal.
- 3Apply concrete sealer to affected slab area.
Note: Your actual report includes timestamped photos of each origination point, moisture meter readings, and annotated diagrams for your builder's reference.
